I think you're a tad out of touch with modern, even this century's, building costs. The average cost per sq.ft. of new home construction is $150-400, so a 1500sq.ft home (small) would be 225k to 600k and that's not unreasonable once you cost it out.
So I paid 15k for sewer work, replaced the sewer for kitchen and garage, 12k for cabinets (they were amazingly cheep for what they are, and all good wood too, no particle board, no vinyl I some how must have been channeling Ashley energy because they gave me 50% off when if I didn't even ask it would have been full price), 6k for countertops and one backsplash behind the stove, that's already 33k, about 1.5k for plumbing then there's (all done by me): tile floor, electrical, insulation, earthquake upgrade, drywall paint, hardiboard, tile, trim, undercabinet lights, other lights, pulls were expensive, I bought a new table saw as part of this, a good one, and then the organizers for the new cabinets, it's really nice, about 33% more space than I had before, great upgrade. I went from one circuit shared by kitchen and living room to 7 independent circuits for the kitchen. One just for microwave and one for toaster. Oh and a custom shelf for the microwave done again by me, all in maple.
